In a typical Private Money lending scenario, a private individual or company will create a loan and use their private funds to loan money to real estate investors. The promissory note will define the amount ,the interest rate and the term-length of the loan, among other things. The lender gets a lien against Real Estate investment property which acts as security or collateral for the loan. The borrower makes regular payments to the lender and repays the loan according to agreed terms.
When purchasing investment property ,securing the best deal sometimes requires a borrower to act fast and close quickly. When you’re looking for a lender to assist you in financing your purchase, it may not be reasonable for you to wait for a lengthy process as with traditional banks. In addition, if you’re seeking funds to fix and flip, traditional banks are reluctant to loan money that requires repairs.
Private Money lenders have few requirements, can close fast and offer flexible loans. Banks use the borrower’s Fico Score to determine Risk where as the Private Money lender will use the After Repair Value to determine Risk. Other factors include the purpose of the loan and the length of the loan. The Fico Score is pulled to determine the Rate and is based on the borrower’s payment history and experience.
